With any new build on a property, one of the first steps is to get an official survey of the property so that design documents can be built accurately for your project using the official property lines on your land. Additionally each community has at minimum local municipality offset requirements for your property. These serve as outside limits of construction boundaries for your land. Each community had an original subdivision plan which we need to know the rules of. If you live in a home owners association (HOA) managed community we also need a complete and up to date set of the HOA rules BEFORE we begin design work on any property as these can affect the limits of designs and can affect timing of work.

Design Services Available
To begin work on pool designs we require a signed engagement letter for the design work and a design deposit payment.
Whats Included:
Additionally there is also a difference between concept drawings and finalized permit drawings. Finalized permit drawings may require some back and forth between an engineer, a registered design professional, and the local municipality. For clients who have not signed a pool build engagement letter, nor paid a build deposit, we offer design services for purchase.
For intial design services, costs vary based on project complexity and time spent on the project. Most simple concepts are around 4 billable hours @ $150 per billable hour. Larger projects with a great variety of components or a large square footage will require more time to complete.
Standalone Design Services
If you are in the planning phase and are not yet ready to commit to a new pool build or full remodel within 30 days, we recommend purchasing standalone design services, as it can help people more accurately budget for a build, or remodel.
Design Deliverables
Deliverables for client concept designs include 2 layouts based on client’s chosen aesthetic, and survey space. The client will choose 1 layout to further develop. That further developed design includes 2 revisions before additional design time charges apply. Those concept designs will be the basis for permit designs which are NOT included in the concept design art fee.
Some project require speciality engineering work to be completed by an engineering or architecture firm in addition to concept designs. Our design services are for customer concept and layout design idea generation. Costs for finalization of permit drawings and further specialty engineering work if necessary will only be incurred if the client pursues the build or project with us and those costs will be additional to concept design drawings.
