The General Project Processes:

 

 

1. Determine the Project Goals:

    • Required maintenance only?
    • Nice amenity additions?
    • Complete backyard remodel?

2. Make design choices and choose materials / colors:

    • Surface type/colors
    • Decking styles/colors
    • Cabinet styles
    • Appliance styles

3. Design Phase: Review and Approve Designs:

    • If you have made it this far its time to sign engagement letters, submit design deposit, and a Survey and Community Ruleset if applicable for designers to begin
    • Review layouts and choose / approve a layout if your
    • Finalize and submit permits if needed

4. Complete Materials delivery

    • Complete 50% deposit payment
    • Material delivery is scheduled
    • Commencement of work is scheduled

5. Project commencement

    • Completion times vary but each phase is usually completed within a week. Inspection wait times vary but must be completed between some phases of work.
    • We have no control over wait times for permit evaluation, or inspection wait times, and as such are along for the ride with the client.

6. Project Review & Progress Milestone Completions, and Progress Payments

    • As phases are reviewed by homeowner, contractor, and inspectors and any required modifications completed, process payments are made to advance towards project completion. Payments are required at the completion of project milestones.

7. Final Walkthrough and Completion

    • The final review and acceptance of the completed project with the customer.

8. Certificates of payments to subcontractors and material suppliers sent to the customer.

    • A few days after final payments have been made, and posted to contractor accounts, final payments are made to any remaining teams and suppliers and final payment receipts are generated and release of lien documents are gathered and sent to the client to certify that all subcontractors have been paid, and all liens closed/released on the property for the client’s to retain in their records.

    Look for signs like cracks, discoloration, or spots in the surface, water discoloration, or inefficient or nonfunctional, salt, heating and filtration systems. If your filter dusts off fiberglass its time to consider replacing it.

    The duration varies depending on the scope of the project, but most renovations are completed within a week or two.

    Unfortunately, the pool will need to be drained and closed during the renovation process for safety and efficiency.
